Design Development (RIBA Stage 3)
We interrogate the fire engineer’s strategy and the structural loadings, carry out section factor (Hp/A) analysis, confirm the period of fire resistance for each element and select the right systems, whether thin-film intumescent, epoxy, cementitious, boarding or timber-specific coatings. We also advise on shop-applied versus site-applied protection and the programme and cost implications of each.
Technical Design and Specification (RIBA Stage 4)
We produce a product-specific specification supported by fire test evidence, third-party certification and manufacturer approvals, coordinated with the architect, the fire engineer and Building Control.

Typical deliverables
Coating, boarding and firestopping specifications; dry film thickness schedules; existing steel and substrate assessments; clay-pot and hollow-pot floor fixing and load testing; compartmentation specifications; and a compliance statement against the fire strategy.
Building Safety Act
On higher-risk buildings we help assemble the fire protection information needed for Building Safety Regulator gateway submissions.
