Fire Consultancy: Construction, Inspection and Handover (RIBA Stages 5 to 7)

RIBA Stages 5 to 7

Keeping the specification intact as the building goes up.

Construction Stage Support (RIBA Stage 5)

We work alongside the principal contractor on sequencing, method statements, environmental controls, access and the protection of finishes, and agree hold points and inspection regimes with the design team. We resolve technical queries on site so the approved specification is not quietly changed.

Off-site and on-site inspection
Where steel is shop-coated we review fabricators’ inspection and test plans and dry film thickness records before steel leaves the works. On site we inspect against the specification, monitor applied thicknesses and record progress photographically against the element schedule.

Handover and Golden Thread

A complete, defensible compliance file.

Handover (RIBA Stages 6 and 7)
We assemble the evidence pack: as-built element schedules, applied thickness records, fire test evidence, certification, product data and inspection and maintenance regimes, structured for Building Safety Act golden thread requirements.

In use
After handover we can carry out periodic inspections, compartmentation surveys and fire door inspections to keep the building compliant.
