A fire door can look serviceable while failing to perform when it matters. Damaged seals, excessive perimeter gaps, unsuitable ironmongery or an altered leaf can each compromise the door’s ability to contain smoke and fire. Effective fire door upgrades begin with understanding the existing assembly, its condition and its intended fire-resistance performance – not with fitting a new closer or applying a coating in isolation.

Selecting the right fire door upgrade measures

Self-closing is a frequent point of failure. A door that does not close fully into the frame cannot be relied upon to stop smoke and fire spread. However, simply increasing closer power is not always the answer. Excessive opening force can create accessibility and operational problems, particularly in care settings, schools and public-facing buildings. The solution may require adjustment, appropriate hardware selection, maintenance of hinges and latches, or a reviewed access arrangement.
Smoke control also requires close attention. Cold-smoke seals, thresholds and gaps must be addressed in line with the door’s purpose and the relevant specification. A well-fitted fire door can still allow smoke to pass if seals are damaged, missing or painted over. Conversely, incorrect seals or poor installation can prevent the door from closing properly. Heritage and refurbishment conditions change the decision
In listed buildings and heritage assets, retaining original joinery can be central to the project brief. Yet preservation must not be confused with accepting uncontrolled fire risk. Sensitive fire door upgrades can sometimes improve performance while retaining significant features, provided the existing construction is understood and the proposed intervention has a defensible technical basis.
Heritage work often presents irregular frames, historic mouldings, non-standard openings and fabric that cannot be disturbed without careful approval.
